
New-build Housing Report Spain 2026
The 2026 New-Build Housing Report for Spain, conducted by Tinsa by Accumin Spain, studies the evolution of new-build residential market. The study highlights the growing imbalance between strong demand and limited supply. Total sales in 2025 have been pushed to decade-high levels due to significant population growth since 2021, combined with lower mortgage costs, resilient employment and recovering purchasing power. However, new-build specific transactions remain limited and insufficient to address the accumulated deficit.

- The strongest price increase variations of +14,1%, were recorded in Cantabria and Asturias, while minimal variation of -5,4% was recorded in Extremadura.
- At the same time, foreign buyers account for 10% of total transactions and 6% of new-build purchases.
- In 2025, new-build housing prices rose by +10,4% year-on-year, with average values 43% above second-hand housing.
- Theoretical purchase effort ratio for new housing exceeds 45% in Balearic Islands, Andalucía, Valencia and Cantabria.
