HR World Summit 2026: Human sustainability

**Teresa Coehlo, our Global Chief People & Sustainability Officer**, attended the **HR World Summit 2026** in Porto. This international event brought together HR leaders to address one key question shaping today’s work environments: what does it mean to lead with soul in the age of AI and constant change?

Discussions during the sessions were centred on the **structural tension** caused by the **rapid acceleration of AI compared to the pace at which organisations and employees can adapt**, a reality already felt across markets. While productivity gains are clear, experts in HR highlighted **emerging risks affecting the human dimension**, including skill erosion and reliance on cognitive offloading.

In a context of ongoing transformation and uncertainty, organisations face the challenge of how to keep moving faster without exhausting their people. As **Teresa Coelho** noted, “The companies that will stand out will not only be fast adopters, but they will also be the ones capable of accelerating technology without losing humanity along the way.”

The general perspective underlined the need of organisations to place human sustainability at the core of their approach to technological acceleration. 


SIMA 2026: Housing affordability and the role of data in the residential sector

SIMA, one of the leading international forums for the living and real estate sector, was held in Madrid this 2026 addressing the structural challenges shaping the residential market. During the sessions, two main pillars were discussed: housing affordability and the impact of technology on real estate activity. 

**Cristina Arias, Director of our Research team**, analysed the residential markets of Spain and Portugal together with other experts, highlighting how housing prices continue to rise above inflation and wage growth, which intensifies pressure in major cities and tourist areas. 

In addition, a debate on technology and AI took place, during which **Manuel Cacho, Director of Banking & Advisory in Accumin Intelligence**, presented his outlook on productivity gains thanks to the use of predictive models and how personalized insights based in data analysis enable efficient analytical decisions. 

The event provided an opportunity to reflect on the main challenges facing the residential market and to identify key levers able to potentiate it. 


Accumin renews its EcoVadis Bronze Medal

Accumin has renewed its **EcoVadis Bronze Medal**, the leading international standard for assessing **ESG** (Environmental, Social and Governance) **performance**. The Bronze level recognises companies ranked within the top 35% worldwide. 

In 2026, Accumin achieved a score of **70 out of 100**, up from the 61 points obtained in 2025, positioning the company in the **top 20%** of the highest-rated companies worldwide and in the **top 13%** within the real estate sector.

This EcoVadis recognition confirms the maturity of Accumin’s **responsible management model** and reflects **positive progress across all four pillars** assessed. **Ethics** stands out specially, with Accumin ranking in the top 4% of real estate services’ companies globally.

Key results of the 2026 EcoVadis assessment:
- **Ethics:** 82 points (top 4%)
- **Labour practices and human rights:** 72 points (top 10%)
- **Sustainable procurement:** 55 points (increase of 13 points)
- **Environment:** 70 points (increase of 9 points)

Corporate Updates

In 2025, Accumin continued to strengthen its Environmental, Social and Governance (ESG) strategy delivering tangible results.

Key milestones include a **reduction of 27%** in Scope 1 and 2 **emissions**, which reinforce our commitment to responsible energy management. Further consolidation of company’s governance and leadership model was achieved by increasing the representation of **women in senior management** to **43%**. Also, Accumin has expanded its services focused on environmental compliance, risk prevention and value creation, supporting clients and business partners in their sustainability transition. Together, these advancements reflect Accumin’s role and contribution in the market.

However, this is not a point of arrival. For 2026, Accumin has set clear priorities focused on scale and impact. We aim to achieve an additional 15% and 10% reduction in Scope 1 and 2 emissions respectively, while reaching 45% representation of women in senior management positions.

Accumin’s ESG progress is the result of coordinated efforts across our 14 countries. Through continuous and shared commitment, we translate strategic vision into measurable contributions, building a sustainable and responsible business model.

Global People team evaluates and prepares People’s strategy

In May 2026, Accumin’s Global People team came together for an internal alignment working session focused on reviewing priorities and future direction. Led by **Teresa Coelho, Global Chief People & Sustainability Officer (CP&SO) at Accumin**, the session created a space to step back from day‑to‑day routine and assess how the People department must continue evolving. 

The meeting is part of Accumin’s **broader Global People strategy** and was designed to ensure continued adjustment with business needs while anticipating future organisational demands. During two days of discussion, the team addressed key operational areas including decision-making framework, performance standards, and the responsible use of data and technology.

The session also reinforced a **shared way of working** within the Global People team, marked by a willingness to question established practices, co‑create solutions and approach decisions with a balanced and strong sense of responsibility.

While much of this work takes place behind the scenes, its impact is tangible. The outcomes of these conversations will inform future decisions across Accumin’s Global People function, supporting sustainable growth grounded in consistency and purpose.


CTE 2026: New requirements for building life cycle and renovation in Spain

The 2026 update of Spain’s Technical Building Code (CTE) marks a significant shift in building regulation by looking to expand the traditional focus on energy efficiency towards a full life-cycle approach. The new framework, following the European decarbonization goals, strengthens sustainability criteria for both new construction and building renovation. 

Updates and impact: 
- Introduction of a new Basic Document on Environmental Sustainability (DB-HSA), which incorporates environmental criteria and life-cycle assessment into building design. 
- Building’s life impact evaluation, including global warming potential linked to materials, construction, use and end of life stages.
- Stronger renewable energy requirement under the update of Energy Saving Document (DB-HE), with enhanced solar generation obligations. 
- New provisions for sustainable mobility, such as electric vehicle charging infrastructure and bicycle parking. 

These updates influence directly in the energy rehabilitation and design strategies to promote a more decarbonized and efficient building stock in Spain.

The Spanish housing market continues to face strong upward pressure on prices. In the first quarter of the year:

- The **average price** of completed housing (new and previous owned) recorded year-on-year growth of **+14,3%**. 
- The current **price level** remains 34% below the 2007 peak and 32% above the 2008 downfall, **consolidating** the **expansionary phase**. 
- Price increases remain widespread, with greater quarterly increase in **Madrid, Valencia, Castilla La Mancha, Canarias** and **Cantabria**. 
- Supply remains insufficient, despite a **+19,6%** increase in projects for **new construction**. 
- Pressure on the **purchase effort ratio**, which reaches 34% nationally and exceeds **+50%** in key metropolitan areas.

Troostwijk by Accumin analyses global trends in construction costs and machinery production costs as a decision supporting tool for the insurance and real estate sectors. 

**2018-2025 evolution**: pandemic, labour shortages and geopolitical conflicts triggered a profound structural shift in the insurance and valuation sector. 
- A significant cost crisis emerged in 2021, following a period of moderate inflation. 
- As a result, the declared and insured valuations of assets quickly became outdated. 
- Cost developments were not homogeneous, increasing complexity of risk management. 

In **2025**: cost divergences were particularly pronounced, reflecting the uneven impact of inflation, energy prices, wages and global supply chains. 
- Both construction costs and machinery production costs increased by 4,1% globally, while maintaining a high degree of regional dispersion. 
- Marked differences in the case of construction, where increases ranged from the minimum of 2,7% in Australia and New Zealand to a peak of 9,2% in Africa. 
- In machinery production, growth was moderate in Europe with 1,8% and significantly higher in Africa with 9,8%.

- Persistent geopolitical risks, currently linked to the conflict in the Middle East, continue to pose potential impacts on inflation and price dynamics. 
- The economic slowdown already visible in some parts of Europe, could also generate deflationary pressures.

MIPIM 2026 helps boosting Accumin's international reach

Accumin attended for first time **MIPIM 2026**, one of the leading international real estate industry events, held in Cannes last March 2026. 

In this first edition, we were represented by our delegates, **Manuel Hurtado**, Global Head of Intelligence, and **Iván López Sánchez** MRICS, Head of B2B Value & Advisory Iberia, who took part in meetings with international investors, financial institutions and industry professionals to discuss emerging market trends and investment opportunities.

The event confirmed the growing interest in the Spanish market, which continues to position Spain as one of the priority regions for international investment. At the same time, artificial intelligence and automation of processes took centre stage as tools already fully integrated into decision-making processes. 

The participation in MIPIM 2026 also enabled the strengthening of relationships and exploration of new collaboration opportunities in sustainability areas, which are decisive in the current housing market, where greater precision and evaluation are required.

New-build Housing Report Spain 2026 

**The 2026 New-Build Housing Report for Spain**, conducted by **Tinsa by Accumin Spain**, studies the evolution of new-build residential market. The study highlights the growing imbalance between strong demand and limited supply. 
Total sales in 2025 have been pushed to decade-high levels due to significant population growth since 2021, combined with lower mortgage costs, resilient employment and recovering purchasing power. However, new-build specific transactions remain limited and insufficient to address the accumulated deficit. 


- The strongest **price increase variations of +14,1%**, were recorded in Cantabria and Asturias, while minimal variation of -5,4% was recorded in Extremadura. 
- At the same time, **foreign buyers** account for **10%** of total transactions and 6% of new-build purchases. 
- In 2025, **new-build housing prices** rose by **+10,4%** year-on-year, with average values 43% above second-hand housing. 
- Theoretical **purchase effort ratio** for new housing exceeds **45%** in Balearic Islands, Andalucía, Valencia and Cantabria.

Zero Consulting by Accumin, collaborating with Grupo Merkel, has obtained BREEAM Spain “Very Good” rating for six student accommodations, by applying a continuous and tailored improvement strategy.


Results present energy consumption reductions of up to 75%, as well as water usage savings up to 45%. Key measures implemented include the integration of low-consumption systems and renewable energies sources, together with the installation of building thermal envelopes, which are considered key tools for long-term building efficiency. Additional measures involve the use of materials with environmental certification and full traceability of the environmental impact generated during construction. 


The analysis carried out for each accommodation has enabled to transform demanding sustainability requirements into tangible, building-specific solutions, consolidating and establishing a robust, replicable model.
