Accumin was honoured with the 'Best Real Estate Advisor' award at The District, Spain's largest professional real estate event, which took place in Barcelona from 30 September to 2 Octobe- The event brought together over 350 companies and 14,000 international real estate professionals and investors.

This prestigious award recognises Accumin's leadership, expertise and comprehensive range of services that empower companies and individuals to see value clearly and make informed decisions, as well as our dedication to providing the real estate sector with cutting-edge solutions and valuable insights. The award was accepted on Accumin's behalf by Manuel Hurtado, Accumin's Global Head of Intelligence.


We were proud to participate in The District as an Event Partner, with a significant presence in the conference program. On the opening day, Jesús Orozco, Head of North Latam and Managing Director of Tinsa México by Accumin, analyzed the current and future trends in the industrial, hospitality, and residential markets in Mexico.  On the second day, Manuel Hurtado shared insights on the evolution of the European taxonomy and how to measure and analyse climate risks at the round table about the impact of sustainability in the real estate sector.

Accumin appoints Marcel Beyer as new Global Head of Software

Accumin, one of the world's largest independent real estate advisory, software and intelligence groups, has announced the appointment of Marcel Beyer as its new Global Head of Software, the division responsible for developing digital solutions for valuers, banks and insurers. Beyer, who as CEO, has built digital mortgage broker iAhorro over the past decade, will spearhead the growth strategy of Accumin’s software division and deepen its presence across Accumin’s diverse footprint and global client base. 

Accumin operates over twenty companies across fourteen countries, delivering expert real estate solutions through three core business areas: Value, Risk & Advisory, Software and Intelligence. 

Beyer will lead the expansion of the Software division, which includes a wide range of solutions used daily by thousands of financial institutions and corporates as the solution to run mission-critical processes at the core of their business, from advanced real estate valuation and mortgage workflow software to real estate portfolio management tools. The division also focuses on AI-driven applications that automate manual processes.

Accumin Software already has strong positions in Germany and Latin America and is growing in other markets, notably Spain and Portugal.

Spain’s residential market heats up in 2025, with rising prices and growing territorial disparities

The latest analysis conducted by **Accumin Intelligence** in collaboration with **Tinsa Spain** confirms increasing upward pressure on residential property prices in 2025, alongside a growing territorial imbalance across the Spanish market.

Data for the **second quarter of the year** point to particularly strong performance in a significant number of cities and prime or tourist-driven locations. In total, **34 province capitals recorded year-on-year price increases above 5%**, highlighting the strength of demand in major urban areas.

Several municipalities stand out for their exceptional momentum, including **Benidorm**, with a **19.6% annual increase**, and **Marbella**, where prices rose by **17.2%.** In **Madrid**, residential prices continue to show strong growth, increasing by **16.1% year-on-year** and **4.4% compared to the previous quarter**.

At a regional level, the analysis reveals that **only 12 autonomous communities posted quarterly increases above 2%**, underlining the uneven evolution of the residential market across Spain.

The **national average theoretical affordability ratio**, measuring the share of household income required to purchase a home, stands at **34.1%**, indicating sustained pressure on housing affordability.

[The Bank of Spain and the Ministry of Housing have recently signed a cooperation agreement to improve the analysis of the housing market in Spain.](https://www.europapress.es/economia/construccion-y-vivienda-00342/noticia-banco-espana-ministerio-vivienda-colaboraran-mejora-analisis-mercado-vivienda-20250630145420.html) This agreement aims to strengthen the quality of the information available, foster collaboration between both institutions, and advance toward a deeper and more structured understanding of the real estate and housing sector. Among its objectives are the creation of a shared data space and the joint development of analytical projects.

Reinforcing this move toward greater market insight, [the Bank of Spain has also entered into a new agreement with the General Council of Notaries](https://www.eleconomista.es/legal/noticias/13466847/07/25/el-consejo-general-del-notariado-y-el-banco-de-espana-firman-un-convenio-para-reforzar-el-analisis-del-mercado-inmobiliario.html). This collaboration is designed to further strengthen real estate market analysis by leveraging the precise and detailed data generated through notarial activities, complementing the broader push for enhanced data quality and research.

At Accumin, we see this development as an opportunity to improve transparency and build trust across the entire residential ecosystem; including a genuine conversation we believe is essential: the need to improve transparency around actual sale prices as a lever for a less opaque and a more precise and trustworthy sector. 

We’ve been working for some time with ﬁnancial institutions and other sector stakeholders to promote more accurate, data-driven, and calibratable models. Spain has a complex system in terms of access to real sale price information: the data exists, but it is subject to access restrictions, aggregation, and time lags. Even so, we believe there is room for progress — even without major legislative changes.

There are useful examples across Europe. In the United Kingdom, actual sale prices are openly accessible to all market participants. In Germany, although the real sales prices data is not public, there are systems in place so that appraisal ﬁrms and banks have access to real data allowing them to improve the quality and consistency of their valuations and risk assessments. Both models show that there are viable ways to make better use of available information and raise industry standards.

Improving transparency beneﬁts all stakeholders in the residential ecosystem: citizens and consumers, who can make better-informed decisions; ﬁnancial institutions, which can manage risk more effectively; and supervisory authorities, which gain more reliable tools to assess market conditions.

The recent announcement from the Bank of Spain and the Ministry of Housing opens the door to further progress in this direction. Not only from an institutional standpoint, but as part of a broader cultural and technical shift already underway.

The Spanish property market consolidates its growth. In the second quarter of the year:

-	The average price of new and second-hand homes rose by **9.8% year-on-year**.
-	**Madrid** leads the way with an increase of **16.1%**, followed by the Balearic Islands, Malaga and Valencia.
-	The provinces surrounding Madrid, such as Toledo and Guadalajara, grew by over **7%**.
-	Supply remains insufficient: completed homes fell by **7.9%**, despite the increase in building permits.
-	In **seven provinces**, the purchase effort exceeds **40% of income**. In Malaga, it reaches **58%.**
