The latest Incoin report studies Chile’s metropolitan region, where it records a recovery in the housing market for the second quarter of 2026. A total of **4,863 homes were sold**, representing a **1.7% increase** compared to the previous quarter, although activity remains 4.5% below Q2 2025 levels. The recovery has been driven primarily by improved financing conditions and strong demand for homes with immediate delivery. 

Demand continues to concentrate in the most accessible market segments. Homes valued below **4,000 UF accounted for nearly 65% of sales**, while the mortgage-rate subsidy has helped accelerate purchasing decisions and reduce available inventory. 

Looking ahead, the report suggests that sustained financing conditions and continued absorption of existing stock could support the launch of new residential projects across the metropolitan region.

Construction and business inventory costs increased again in the third quarter of 2026, with business inventory recording the strongest quarterly growth.

Highlights:

- The **Troostwijk Index** reached **140.8 points for business buildings and offices, 138.1 points for residential construction and 139.6 points for business inventory**, maintaining the upward trend across all categories.
- **Business inventory costs** recorded the strongest growth, increasing **5.9% year-on-year**, compared to **+4.1%** for business buildings and offices, and **+4.4%** for residential construction.
- **Construction costs** remain above the average of recent years due to persistent wage pressure, a tight labour market and higher rates charged by contractors.
- **Building material** prices generally moved upwards during the quarter, with particularly strong increases in bitumen, sand and plastic products.
- **Production costs** for business inventory accelerated due to the combined impact of collective labour agreement wage increases, labour market constraints, higher component costs and rising commodity prices.
- **Commodity market volatility, geopolitical tensions and international trade developments** continued to create uncertainty around energy, raw material and supply chain costs.

Over three days, the sessions provided space to review priorities and shape the decisions that will guide next steps. The objective was to reinforce a clear global direction to continue operating as a single, integrated force.

The meeting allowed different teams to share their achievements alongside initiatives with potential for global rollout. These contributions reflected scalable approaches and supported the continued evolution of the business.

Beyond the formal agenda, the program included team-building and cultural activities that encouraged closer connections across teams. It’s these shared moments that foster genuine mutual trust and make cross border collaboration feel more natural.

**on-geo by Accumin** hosted on-geo days 2026 in Erfurt, their annual industry event held for the first time at the **Steigerwald Stadium**, enabling the accommodation of more than 500 professionals and making it the largest edition to date.

**on-geo by Accumin**, one of our group’s companies in Germany, positions **on-geo days** as a recurring industry forum for knowledge exchange and professional collaboration within the sector. The event combines expert-led presentations with networking formats, fostering not only meaningful business relationships, but also personal connections within industry’s community.

This edition marked a milestone in both scale and content, with AI at the centre of real estate valuation’s discussions. Sessions explored how automation can reduce routine tasks and free up time for rigorous professional analysis and judgement.

IMIE: Residential Report Q2 2026

In the second quarter of the year, the Spanish housing market continues to experience strong upward pressure on prices. 

- The **average price** of completed housing (new and resale) recorded year-on-year growth of **+15.2%**.
- Current **price levels** remain 33% below the 2007 peak and 35% above the post-crisis low, **confirming the continuation of the expansionary cycle**.
- Price increases remain widespread, with particularly growth in **Valencian Community, Castilla la Mancha, Canary Islands** and **Cantabria**, as well as in the provinces of Toledo and Alicante.
- **Supply** continues to **fall short** of demand, with **housing transactions moderately declining** but mortgage activity remaining relatively stable.
- Affordability continues to deteriorate, with the **purchase effort** reaching **35.7%** of household disposable income, exceeding 50% in San Sebastián, Madrid, Barcelona, Málaga and Balearic Islands.

HR World Summit 2026: Human sustainability

**Teresa Coehlo, our Global Chief People & Sustainability Officer**, attended the **HR World Summit 2026** in Porto. This international event brought together HR leaders to address one key question shaping today’s work environments: what does it mean to lead with soul in the age of AI and constant change?

Discussions during the sessions were centred on the **structural tension** caused by the **rapid acceleration of AI compared to the pace at which organisations and employees can adapt**, a reality already felt across markets. While productivity gains are clear, experts in HR highlighted **emerging risks affecting the human dimension**, including skill erosion and reliance on cognitive offloading.

In a context of ongoing transformation and uncertainty, organisations face the challenge of how to keep moving faster without exhausting their people. As **Teresa Coelho** noted, “The companies that will stand out will not only be fast adopters, but they will also be the ones capable of accelerating technology without losing humanity along the way.”

The general perspective underlined the need of organisations to place human sustainability at the core of their approach to technological acceleration. 


SIMA 2026: Housing affordability and the role of data in the residential sector

SIMA, one of the leading international forums for the living and real estate sector, was held in Madrid this 2026 addressing the structural challenges shaping the residential market. During the sessions, two main pillars were discussed: housing affordability and the impact of technology on real estate activity. 

**Cristina Arias, Director of our Research team**, analysed the residential markets of Spain and Portugal together with other experts, highlighting how housing prices continue to rise above inflation and wage growth, which intensifies pressure in major cities and tourist areas. 

In addition, a debate on technology and AI took place, during which **Manuel Cacho, Director of Banking & Advisory in Accumin Intelligence**, presented his outlook on productivity gains thanks to the use of predictive models and how personalized insights based in data analysis enable efficient analytical decisions. 

The event provided an opportunity to reflect on the main challenges facing the residential market and to identify key levers able to potentiate it. 


Accumin renews its EcoVadis Bronze Medal

Accumin has renewed its **EcoVadis Bronze Medal**, the leading international standard for assessing **ESG** (Environmental, Social and Governance) **performance**. The Bronze level recognises companies ranked within the top 35% worldwide. 

In 2026, Accumin achieved a score of **70 out of 100**, up from the 61 points obtained in 2025, positioning the company in the **top 20%** of the highest-rated companies worldwide and in the **top 13%** within the real estate sector.

This EcoVadis recognition confirms the maturity of Accumin’s **responsible management model** and reflects **positive progress across all four pillars** assessed. **Ethics** stands out specially, with Accumin ranking in the top 4% of real estate services’ companies globally.

Key results of the 2026 EcoVadis assessment:
- **Ethics:** 82 points (top 4%)
- **Labour practices and human rights:** 72 points (top 10%)
- **Sustainable procurement:** 55 points (increase of 13 points)
- **Environment:** 70 points (increase of 9 points)

The Mexico City residential market entered 2026 with continued pressure on available inventory. 

Most notable trends include:

- **Constrained housing supply** remains a defining market characteristic as new product launches continue to fall short and available inventory declined by **18%** year-on-year.
- **Steady price appreciation** continues across the metropolitan area, with average asking prices reaching **MXN 53,591/m²**, reflecting annual growth of **8.0%**.
- The **North corridor** consolidated its position as the market's leading submarket, accounting for **39.3%** of **total sales activity** during the first quarter.
- **Emerging locations** continued to gain traction, with **Cuauhtémoc, Zumpango, Tizayuca** and **Tecámac** ranking among the areas with the highest number of properties sold.
- **Differentiated submarket performance** persisted, with the **Eastern** and **Central corridors** posting some of the strongest annual growth rates, supported by improving accessibility and sustained demand.
- **Location remains a key purchase driver**, with connectivity, access to employment centres and urban infrastructure as decisive elements across the metropolitan market.

Accumin reports measurable ESG progress in 2025

In 2025, Accumin continued to strengthen its Environmental, Social and Governance (ESG) strategy delivering tangible results.

Key milestones include a **reduction of 27%** in Scope 1 and 2 **emissions**, which reinforce our commitment to responsible energy management. Further consolidation of company’s governance and leadership model was achieved by increasing the representation of **women in senior management** to **43%**. Also, Accumin has expanded its services focused on environmental compliance, risk prevention and value creation, supporting clients and business partners in their sustainability transition. Together, these advancements reflect Accumin’s role and contribution in the market.

However, this is not a point of arrival. For 2026, Accumin has set clear priorities focused on scale and impact. We aim to achieve an additional 15% and 10% reduction in Scope 1 and 2 emissions respectively, while reaching 45% representation of women in senior management positions.

Global People team evaluates and prepares People’s strategy

In May 2026, Accumin’s Global People team came together for an internal alignment working session focused on reviewing priorities and future direction. Led by **Teresa Coelho, Global Chief People & Sustainability Officer (CP&SO) at Accumin**, the session created a space to step back from day‑to‑day routine and assess how the People department must continue evolving. 

The meeting is part of Accumin’s **broader Global People strategy** and was designed to ensure continued adjustment with business needs while anticipating future organisational demands. During two days of discussion, the team addressed key operational areas including decision-making framework, performance standards, and the responsible use of data and technology.

The session also reinforced a **shared way of working** within the Global People team, marked by a willingness to question established practices, co‑create solutions and approach decisions with a balanced and strong sense of responsibility.

While much of this work takes place behind the scenes, its impact is tangible. The outcomes of these conversations will inform future decisions across Accumin’s Global People function, supporting sustainable growth grounded in consistency and purpose.

Highlights:

- The **Troostwijk Index** reached **139.1 points for business buildings and offices, 136.8 points for residential construction** and **134.3 points for business inventory**, maintaining the upward trend across all categories.
- **Residential construction costs** recorded the strongest annual growth, increasing **4.1%** year-on-year, followed by business buildings and offices **(+3.5%)** and business inventory **(+2.5%)**.
- **Construction costs** continued to be supported by persistent wage pressure and higher rates charged by contractors.
- **Building material** prices showed a **mixed performance**, with increases in paint and cement, stable pricing in steel, sand, bricks and glass, and declines in wood and bitumen.
- **International trade developments and geopolitical tensions** continued to influence commodity markets, contributing to uncertainty around future cost developments for energy and industrial materials.

CTE 2026: New requirements for building life cycle and renovation in Spain

The 2026 update of Spain’s Technical Building Code (CTE) marks a significant shift in building regulation by looking to expand the traditional focus on energy efficiency towards a full life-cycle approach. The new framework, following the European decarbonization goals, strengthens sustainability criteria for both new construction and building renovation. 

Updates and impact: 
- Introduction of a new Basic Document on Environmental Sustainability (DB-HSA), which incorporates environmental criteria and life-cycle assessment into building design. 
- Building’s life impact evaluation, including global warming potential linked to materials, construction, use and end of life stages.
- Stronger renewable energy requirement under the update of Energy Saving Document (DB-HE), with enhanced solar generation obligations. 
- New provisions for sustainable mobility, such as electric vehicle charging infrastructure and bicycle parking. 

These updates influence directly in the energy rehabilitation and design strategies to promote a more decarbonized and efficient building stock in Spain.

The Spanish housing market continues to face strong upward pressure on prices. In the first quarter of the year:

- The **average price** of completed housing (new and previous owned) recorded year-on-year growth of **+14,3%**. 
- The current **price level** remains 34% below the 2007 peak and 32% above the 2008 downfall, **consolidating** the **expansionary phase**. 
- Price increases remain widespread, with greater quarterly increase in **Madrid, Valencia, Castilla La Mancha, Canarias** and **Cantabria**. 
- Supply remains insufficient, despite a **+19,6%** increase in projects for **new construction**. 
- Pressure on the **purchase effort ratio**, which reaches 34% nationally and exceeds **+50%** in key metropolitan areas.
