How easy is it to sell a property in Valencia? We have a map by neighbourhood that shows you

**Real estate liquidity in Valencia** can now be measured, visualised and compared thanks to data analysis processed by **Accumin Intelligence.** Based on the time it takes for a property to sell and the absorption rate in each area, we have classified the entire residential stock into five levels of liquidity: **A (highly liquid), B, C, D and NL (non-liquid).**

The result: a comprehensive overview of the Valencian property market, revealing **which neighbourhoods, types of property and sizes sell fastest** and which do not. Best of all, everything can be seen clearly and directly through our **map and graphs**, which show briefly how the market is really moving.

#### A park with extremes: highly liquid properties or properties with no turnover 

Valencia shows a clear duality: there is a strong concentration of assets in the B (59%) level, followed by 17.8% in A. However, there are also pockets of lower liquidity, especially in the C level (10.8%).

The map of Valencia's neighbourhoods reveals that: 
- Most of the urban parkland is located at **level B**, especially in central and well-connected districts. 
- Some coastal and outlying neighbourhoods—Massarrojos, El Forn d'Alcedo, Castellar-l'Olivera, El Saler, and El Palmar—show **levels C**, indicating less dynamism in asset turnover.


We should highlight the central neighbourhoods of Benimaclet, La Roqueta, La Xerea, Pla del Remei, Gran Via and Sant Francesc, where liquidity levels C and D are recorded.

#### Small and medium-sized homes dominate liquidity

The size of a property is one of the most decisive factors in its ease of sale. In the case of Valencia, an analysis of liquidity by surface area reveals a clear pattern: compact and medium-sized properties sell the fastest, while large properties tend to remain on the market for longer. 

-	**8.4%** of the total housing stock consists of **S-type homes (70-99 m²)** with **A liquidity**, making them the largest group in the most liquid segment. 
-	**XS homes (less than 70 m²)** also show positive figures: **6.2%** of the housing stock is rated A, confirming the strong demand for more compact homes. 
-	**Medium-sized homes (100–139 m²)** also perform well, with **7.9%** of the housing stock at **level B**. 

As square meters increase, turnover falls. L, XL, XXL and XXXL homes have a strong presence at NL level. For example, **14.3%** of the housing stock in Valencia consists of **XXXL homes (over 2,000 m²) with no turnover.**

#### Single-family housing, the focus of illiquidity 

When observing the liquidity of the property market in Valencia according to the type of housing, the contrast is striking. The segmentation between **multi-family housing and single-family housing** marks two very different market realities. 

-	**30.8%** of the portfolio corresponds to **multi-family housing with an A liquidity rating**. These are flats in buildings, mostly well located and with high turnover. 
-	In addition, **another 17.3% is classified as grade B**, reinforcing the fact that almost half of the liquid market consists of flats in residential blocks.

The situation is very different with single-family housing. 
-	**32.1% of Valencia's housing stock consists of single-family homes classified as NL** (non-liquid), i.e. with no recent transactions. 
-	Added to this are residual levels in C (5.8%) and D (3.2%), which also indicate low turnover. 

This reflects a clear lack of dynamism in this segment. These are homes with a less sought-after profile, larger surface areas, often located in less dense or peripheral areas, and with less affordable prices. **The result: longer selling times and a very high presence in the illiquid segment of the market.**


Real estate liquidity has become a key indicator for decision-making: setting This analysis is not about prices or trendy areas. It is about something more tangible: which homes are selling, and which are not.

The liquidity of Barcelona's property market: what sells first and where

Knowing how much a property is worth is important. But knowing how long it takes to sell can be even more decisive for owners, investors and professionals in the sector. That is the key to the concept of property liquidity: how much an asset moves within the market.

Based on data processed by **Accumin Intelligence**, which analyses the duration of listings on portals and the absorption rate in each area, it is possible to classify the residential stock into five levels of liquidity: A (very high liquidity), **B, C, D and NL** (non-liquid).
This analysis, now applied to **Barcelona**, allows us to read the market in greater depth: to understand which areas have the highest turnover, which types of housing come off the market first, and which segments show signs of stagnation.

The post is accompanied by **maps and visual graphs**, which show the complete structure of the housing stock according to **location, size and type**.

#### Majority liquidity, but with contrasts by district

Barcelona has a market where medium-high **liquidity predominates**, although with marked differences between areas. **69.9% of the residential stock** is in **level B**, indicating agile marketing in most of the city.

At the top end of the scale, **17.8% of the stock reaches level A**, with particularly liquid neighbourhoods spread across different neighbourhoods in the north and south of the city.

The rest of the housing stock is divided between **levels C (11%) and D (1.4%)**, with the least liquid assets concentrated mainly in **Sarrià-Sant Gervasi, Eixample and Ciutat Vella**, where sales are slower and homes tend to remain on the market for longer. At city level, there is no residential housing stock at level **NL**.

#### Liquidity is concentrated in medium-sized homes

The size of the home is another decisive factor in its performance within the market. The graph produced by Accumin Intelligence shows that **liquidity is quite polarised** in the city's total housing stock.

The segments with the greatest presence and best performance are the most common:
-	**7.4%** of the stock is represented by **XS homes (less than 70 m²)** with **B** liquidity
-	**9%** of the total is made up of **S homes (70–99 m²)**, also at level **B**
-	**M homes (100–139 m²)**, also at **level B**, account for **8%**

Together, these three categories —up to 139 m²— make up a significant part of the market and show consistent levels of liquidity. These homes meet both the demand of individuals and the interest of investors, which explains their agility in the market.

Above this threshold, the trend changes. The larger segments show lower turnover. **L homes (140–179 m²)** and above tend to move towards level **NL**. In particular, **10.4%** of the housing stock consists of **XXL homes (between 250 and 1,999 m²)**, which are mainly at the **NL** level, as are **XXXL homes (over 2,000 m²)**, which also show zero turnover **(14.3%)**.

#### Type also sets the pace of the market

The difference between single-family and multi-family homes also clearly affects their liquidity. In the case of **multi-family homes**, the data shows dynamic behaviour:
-	**31.9%** of the total housing stock are flats at level **B**
-	**12.8%** are at level **A**
-	Categories **C** and **D** have a residual presence, and no homes are detected at level **NL**

In contrast, single-family housing shows a much more static profile:
-	**27%** of the total stock are single-family homes at level **NL**, with no recent turnover
-	**9.2%** are at level **B**
-	**9.2%** more are at level **C**
-	Level **A** barely reaches **3.2%** in this type

These figures reflect how the Barcelona market is largely driven by the performance of flats. Houses, although attractive in certain niches, do not currently have the same mobility.

Beyond prices or fashionable areas, what determines the ease of selling a property in Barcelona today is its **ability to move within the market**. The data clearly shows this: most of Barcelona's housing stock is at high levels of liquidity, especially in the case of **medium-sized or compact multi-family flats**.

However, not all the market behaves in the same way. **Large, single-family homes or those in peripheral areas** tend to be concentrated at low levels of liquidity or have no turnover at all. For those who need to sell, invest or set prices accurately, **understanding these dynamics is essential.**

Because knowing the value of a property is important, yes. But knowing how long it will take to sell can make all the difference.

Bars in Spain are much more than a business — they are a social and cultural institution. They embody the heartbeat of villages, neighbourhoods and cities alike. At Accumin Intelligence, we have analysed extensive data to answer one of the most frequently asked questions online and off: **how many bars are there in Spain?**

The answer confirms what many might suspect: **Spain leads the world in bar density**, with **one bar for every 207 people.** Yet the real insight lies in the detail. The distribution is far from even. When you visualise the data through our **interactive map of bars in Spain**, remarkable contrasts emerge.

#### Epicentres of life and territories without a bar

Our analysis reveals a fascinating landscape: while some areas show a high concentration of establishments, others have become true “social deserts”, where the absence of bars reflects a deeper demographic crisis.

Among the municipalities with the highest density are small villages with a strong local identity or significant tourism activity. **Monasterio (Guadalajara)** tops the national ranking with **three bars for just 15 residents**, equivalent to **200 bars per 1,000 inhabitants.**

#### Where there are more bars per inhabitant

Filtering the data for towns with more than 50,000 residents paints a different picture. Renowned tourist destinations lead the ranking, where hospitality is both an economic driver and a local hallmark.

At the top sits **Calvià (Balearic Islands)** with one bar for every 63 people, followed by **Ibiza, San Bartolomé de Tirajana, Benidorm and Fuengirola** — all areas where tourism fuels dense networks of bars and restaurants.

Historic cities such as **Toledo, Santiago de Compostela and Granada** also stand out for their lively hospitality scenes, each with more than eight bars per thousand inhabitants.


#### The other side: municipalities with no bars

At the opposite extreme, Spain’s so-called “Empty Spain” draws a map of silence.
Across the country, **2,375 municipalities have no bars at all**, affecting more than **463,000 residents.**

The provinces most affected are **Soria, Palencia, Ávila and Burgos**, where in some cases more than a third of municipalities lack this essential service. The absence of bars is not only an economic issue — it also signals a loss of community life, fewer gathering spaces and greater rural isolation.

Liquidity in Madrid’s real estate market: How easy is it to sell a property today and where is it easiest?

When discussing the residential market in Madrid, people tend to think about prices, returns, or location. However, there is a more direct and practical question that, in many cases, has a greater impact: **how quickly can a property be sold in the city today?** In other words, how liquid is Madrid's real estate market and where are properties selling like hotcakes?

Based on data processed by Accumin Intelligence—which measures liquidity based on the time an asset is listed and delisted, along with the absorption rate of the neighbourhood—the property portfolio has been classified into five levels: **A, B, C, D and NL (non-liquid), with A being the most liquid.
**
Below, we break down the main results according to three key variables: location, property size and product type.

#### A largely liquid market, with few geographical exceptions

Overall, Madrid has a highly liquid structure. 97% of the housing stock is classified as category A or B, indicating that most properties for sale are marketed within a reasonable time frame. **46.6% are classified as A** and **50.4% as B**. There are virtually no assets classified as D or NL.

However, there are some localised exceptions. The only neighbourhoods that fall to level C liquidity are **El Pardo, Palomas and Piovera**, peripheral areas with very specific characteristics in terms of supply and demand. In these cases, the marketing time is longer, and asset turnover is lower.


#### Medium-sized and compact homes are the most liquid

The size of a property directly influences its performance in the market, and the data shows a clear pattern: the most liquid homes in Madrid, in terms of volume, are those classified as **S (between 70 and 99 sqm), M (100–139 sqm) and XS (less than 70 sqm)**. In other words, these are the segments that combine abundant supply with a high turnover rate.

In Madrid's total housing stock:
-	**8.2%** consists of XS-sized homes with an A liquidity rating.
-	**9.3%** corresponds to S dwellings with level A.
-	**8.3%** are M homes at level B.



Most of Madrid's residential stock is selling quickly, but not all products are performing equally well.

Overall, this means that **a very significant part of the Madrid market consists of homes up to 139 sqm that sell quickly.** Not only are they the most numerous, but they also have the strongest presence in the high liquidity levels.

As the surface area increases, the situation changes. Large dwellings — segments L (140–179 sqm), XL (180–249 sqm) and above — have a much lower presence in levels A and B. All **dwellings larger than 2,000 sqm (category XXXL) are in level NL**, i.e. without turnover, and represent 14.3% of Madrid's housing stock.

#### Multi-family housing accounts for most of the liquid market

The liquidity analysis carried out by Accumin Intelligence distinguishes between two main types of housing: **multi-family** (flats in buildings) and **single-family** (villas, detached houses or semi-detached houses). According to the data, of the total housing stock in Madrid:

-	A **26.2%** corresponds to multi-family dwelling **with an A liquidity rating.**
-	Another **25.8%** are also multi-family dwellings, but **with level B.**

This reflects that **most of the liquid market is composed of multi-family housing.**

In contrast, single-family homes present a very different profile. Although they represent a smaller volume of the housing stock, their concentration in low liquidity levels is clear. 2**6.2% of the total housing stock corresponds to single-family homes classified as NL**, i.e., with no recent signs of coming onto the market. This figure shows much slower behaviour, with reduced turnover and longer marketing times.



Beyond prices or trendy areas, what defines the ease of selling a property in Madrid today is its ability to move within the market. The data makes it clear: most of Madrid's housing stock is highly liquid, especially in the case of medium-sized or compact flats.

Only a very small part of the market—large homes, single-family homes and certain suburban neighbourhoods—shows signs of stagnation. For owners, investors or agents in the sector, understanding these dynamics is not only useful: it is decisive when setting prices, forecasting deadlines or deciding which assets to focus on. Because knowing how much a property is worth is important but knowing **how long it takes to sell is key.**

The average age of Valencia’s housing is **55 years**, with an average construction year of **1970**. This figure reflects the major urban push of the second half of the 20th century, when tourism and demographic growth fueled rapid construction.

-	**Historic center**: average building age of **64 years**, dating back to around 1961. Here, modernism, rationalism, and art déco dominate, symbols of a city eager to project modernity.
-	**Periphery**: much younger, with an average age of **46 years**. Neighborhoods such as Benicalap, Torrefiel, and Nou Moles expanded during the 1970s and 80s with functional housing estates and collective residential blocks adapted to a growing population.

How could the current trade war impact the real estate market?

##### Direct estimated impact in main macroeconomic indicators

Tariffs announced by the Trump Administration on April have caused a drop in global growth expectations. The most recent IMF reference forecast projects a fall in global real GDP growth from prior estimate of 3,3 % to 2,8% in 2025 and from 3,3 % to 3,0 % in 2026 (a cummulative downgrade of -0,8 pp). 

This fall affects advanced economies, emerging markets and developing countries with different intensity, depending on their economic momentum and the supply shock imposed by the new tariffs, being overall more damaging for the United States and Asia (especially China) and less damaging for Europe. For Latin America and the Caribbean, the growth forecast is downgraded -0,5 pp down to 2,0 % in 2025 and -0,3 pp down to 2,4 % in 2026, largely due to Mexico, where demand was weaker than expected in late 2024 and the impact of tariffs imposed by the United States is higher than in other countries of the region. 

At the same time, global headline inflation is expected to decline at a slower pace than stated by prior IMF estimates, reaching 4,3 % in 2025 and 3,6 % in 2026 (vs. January estimate of 4,2 % in 2025 and 3,5 % in 2026), due to relevant upward revisions in advanced economies, especially in the United States, that offset the slight downward revisions in emerging and developing countries. In Latin America and the Caribbean, inflation is expected to decrease by -0,3 pp as the upwards revisions for Bolivia, Brazil and Venezuela are offset by downwards revisions in all other countries. Likewise, in Asia expected inflationary pressures are soft and the IMF reviews its projection downwards by -0,5pp.

##### Estimated impact in monetary policy

Despite a slowdown in the decline of inflation of advanced economies, it is still expected that both the Federal Reserve and the European Central Bank will continue to reduce interest rates. The pace at which both central banks apply the reductions, however, is likely to differ due to their different economic momentums.

Headline inflation in the European Union reached 2,4 % in 2024, declining faster from the 2022 peak than the United States, which reached 3,0 % in 2024 driven by above-average private consumption. While in the EU inflation is expected to reach its target during 2025, in the US a stanflation scenario is feared as prices resist to fall despite weaker demand in 2025 and tariffs generate new upward tensions in prices.

As a result, the IMF estimates the federal funds rate to decline to 4,0 % at the end of 2025 and reach the long-term equilibrium of 2,9 % by the end of 2028.In the European Union, the IMF reference forecast expects policy rate to reach the 2,0 % target by mid-2025.
Indirect impacts

Additionally to the direct supply shock that the announced tariffs generate in international trade, there are other indirect impacts that might drag growth in affected economies, related to policy uncertainty, trade wars and geopolitical tensions that undermine investor and consumer confidence.

##### Potential impact in real estate

Real estate is a pro-cyclical sector and an estimated global growth economic slowdown mixed with increased policy uncertainty might moderate aggregate real estate activity. However, the impact will differ by countries depending on their economic momentum as well as the magnitude of the tariff hit, and some markets might seize opportunities for investment.

**First, tariffs have a direct impact on the cost of imported materials, which increases construction costs.** The highest hit in overall construction cost could be expected to affect the United States, since it imports several construction materials from taxed countries and industries. This might generate an increase in real estate prices for new homes and a subsequent slowdown in local market activity, caused, on the one hand, by the aggravation of housing affordability that weakens demand, and on the other hand, by increased project costs for investors and industrial developers that might delay taking on new projects and reduce general construction activity in the region. In the meantime, Europe and other countries might strenghten their trade networks and try to benefit from cheaper third-party imports in these particular materials (although the free trade alteration will in all cases lead to sub-optimal exchanges). Due to policy uncertainty, it is yet to be seen whether this would be enough to offset potential retaliation of tariffs in other sectors that might cause an additional drag in the economy.

**Second, tariffs have an impact on inflation that feeds the decoupling of monetary policies between countries.** Inflationary pressures have proven to be stubborn in the United States during 2024 and these tariffs feed higher prices, which in turn might force the Federal Reserve to keep interest rates higher for longer, making access to credit more expensive and difficult. On the contrary, the lower interest rates expected in the European Union during 2025 in combination with above-average private savings in the region and the ongoing recovery of households purchasing power might keep stimulating real estate demand. 

**Third, uncertainty and fluctuations in foreign exchange rate related to tariffs might impact investment decisions.** In this context, investors might look at Europe as a more stable trustworthy partner, which together with aceptable growth prospects for 2026 based on signs of stronger consumption and a projected fiscal easing in Germany might attract foreign capital. Within Europe, Spanish real estate could continue to be an interesting destination for foreign investors given its lower relative prices, especially in the residential segment.

These tariffs have been argued by the Trump Administration to be a tool to reduce trade deficit in the United States, but this effect seems unlikely. According to economic theory, the increased price of imports imposed by US tariffs would imply a reduction in the demand of foreign goods in the United States, which would reduce trade deficit if exports remained unchanged. However, these effects disappear with the retaliation from other countries that impose tariffs of their own, hence decreasing exports from United States and eliminating the desired trade deficit reduction. 

In the meantime, the geopolitical landscape is being reshaped and volatility in the markets is likely to remain high while negotiations are ongoing and trade is being rebalanced. In this context, real estate might continue to act as an alternative shed from uncertainty and inflationary pressures in certain regions, while in others it might suffer a slowdown.

Quarterly housing price trends in Spain Q1 2025

- The average home price in Spain increased 7.5% year-on-year in the first quarter of 2025 (+4.7% after adjusting for inflation).
The price increase in the city of Madrid is notable, with a +15.1% increase compared to the same period last year.
- Twenty-eight of 53 capital cities recorded year-on-year increases of more than 5.0%, compared to 22 in the previous quarter. The sharpest increases, above 13%, were found in Madrid, Valencia, Vigo, Palma de Mallorca, and Soria.
- The theoretical purchasing effort at the national level falls slightly to 34.9%, although it exceeds 50% of the average household's disposable income in the secondary municipalities of Marbella (Málaga), Torrevieja (Alicante), Benidorm (Alicante), Vélez (Málaga), San Lúcar de Barrameda (Cádiz) and Chiclana de la Frontera (Cádiz), as well as in the capitals of Cádiz, San Sebastián, Madrid, Málaga and Barcelona.

##### Price Evolution

In the first quarter of 2025, the average home price in Spain increased by 2.9% quarter-on-quarter and 7.5% year-on-year, according to the IMIE Local Markets statistics based on appraisals conducted by Tinsa España by Accumin. The largest price increases are concentrated in tourist areas, employment hubs, and nearby secondary municipalities. The intensity of price evolution is notable in the Community of Madrid, especially in its capital (+15.1% year-on-year).

##### Residential Demand

The initial data for 2025 continue to reflect resilient employment and a recovery in the purchasing power of average wages, both factors that sustain household solvency. In this context, residential demand has remained at robust and solvent levels, as measured by the volume of sales and mortgages, which continued to show year-on-year growth in both variables in January.

##### New Construction Offer

Construction management permits in January remained at the same level as the previous year (-0.4%, according to MIVAU data), reflecting the offering constraints facing the expansion of the residential stock in areas with concentrated demand, mainly associated with the shortage of available land.

##### Theoretical Purchase Effort

The national purchase effort rate has moderated slightly, from 35.5% to 34.9%, thanks to the gradual restoration of household purchasing power and, to a lesser extent, the moderation in mortgage costs. However, several provinces continue to experience critical housing pressures above 45% of the average household's disposable income, making it difficult for them to access housing.

Energy efficiency and the value of residential assets in Spain

- IESE, Tinsa by Accumin, and Accumin Intelligence conduct the first study to statistically demonstrate the impact of energy efficiency on the value of residential properties in Spain, isolating it from other construction variables.
- The added value of an energy rating improvement averages 1.3%. The increase is most significant in transitions between higher and more efficient ratings, especially improvements from C to B (3.3%).
- The green premium is consistently relevant across all regions, price ranges, typologies, and ages.
- This report highlights how energy efficiency not only improves environmental performance but is also a key factor in increasing the economic value of homes in an environment of growing climate awareness and regulation, positioning itself as a strategic factor for the future of the real estate sector.

##### Climate Impact of the Real Estate Sector in Spain

The real estate sector is responsible for 40% of global greenhouse gas emissions (UNEP FI 2022) and, consequently, plays an essential role in reducing carbon emissions.

In Spain, the residential stock consists of more than 26 million homes, 95% of which were built between 1960 and 2009, before energy efficiency requirements began to be applied. This age means that nearly 95% of the Spanish residential stock is energy inefficient, with a high concentration in the E category.

##### Representative Database

This study analyzes the specific impact that energy efficiency improvements have on the value of residential properties in Spain. To do so, it uses a database of 243,414 residential properties distributed throughout Spain between 2012 and 2024.
The records collected for these homes cover three key dimensions: energy efficiency certificates (provided by Accumin Intelligence), the homes' structural and functional characteristics (year of construction, construction quality, and overall state of repair), and market valuation based on professional appraisals (both provided by Tinsa by Accumin).

##### Rigorous Methodology

Using a regression discontinuity identification methodology, the analysis leverages locally exogenous variations in energy efficiency ratings around the thresholds that separate each letter on the scale. This methodology makes it possible to isolate the specific impact of the improvement in energy ratings, focusing exclusively on the effect of the certificate on the value of the homes and eliminating external influences. Furthermore, to ensure temporal consistency and validity of the observations, the interval between the appraisal and the energy efficiency assessment is always less than 12 months. This approach ensures that the relationship between energy efficiency and market value is representative of current reality and not biased by time factors.
All of this guarantees robust and accurate results that specifically reflect the economic value that greater energy efficiency brings to the real estate market.

##### Analysis of Results

The analysis reveals that the added value of a one-letter improvement in the energy rating is, on average, 1.3%. Some transitions, such as from category "C" to "B," have a greater impact, reaching 3.3%. This suggests that buyers value energy efficiency improvements more when they represent a significant change in sustainability and energy-saving standards. Even so, the "Green Premium" is present in all transitions between energy efficiency levels, making it a widespread phenomenon in the market.

Furthermore, the "Green Premium" is not an isolated phenomenon or exclusive to one market segment, but is consistently evident across all regions, price ranges, ages, and housing types.

The results thus confirm the importance of energy efficiency as a cross-cutting attribute in real estate valuation.

The trend observed over the last decade suggests that energy efficiency will continue to play a fundamental role in property values, driven by both market demand and public policies geared toward sustainability. The evidence presented underscores the need to continue incentivizing energy efficiency in the real estate sector, not only as a tool for reducing emissions, but also as a key strategic factor for increasing the economic value of properties.

Housing on the Spanish coast 2024

##### General Evolution of the Coastal Housing Market

Residential prices in coastal municipalities as a whole registered a quarterly variation of +1.5% and a year-over-year variation of +5.7% in the first quarter of 2024, according to appraisal data from Tinsa España by Accumin. This represents a stronger push for coastal housing prices than the national average, resulting from widespread competition for space on the coast, where the concentration of demand for second homes and vacation rentals competes with local demand for primary homes.

In this environment, new construction, insufficient to meet existing demand, tends to prioritize (more profitable) vacation use, and in the second-hand housing segment, there is a growing convergence of primary and second-home products, which in some areas are becoming substitutes. All of this reduces the available supply of primary homes and hinders access for local demand in some areas. Although their share is a minority compared to domestic buyers for personal use, the increased presence of foreign buyers, buyers who purchase for rental, and professional buyers in the holiday segment is significant. Foreign purchases and sales on the coast approached their highest share to date in 2023, driven by purchases by foreign residents, which have increased their presence over the last decade and even more so in the last two years.

Meanwhile, housing permits in coastal municipalities decreased by 22.9% in 2023, compared to the entire country, where they remained stable. Thus, construction is focused on completing homes already started, with no new projects being added in these areas despite the existing demand, mainly due to obsolete urban development plans and the shortage of available land.

##### Coastal Property Prices (Primary and Second Homes)

Year-over-year variations in coastal residential prices range from +1.9% on the North Coast to +8.3% on the Canary Islands.

95% of the 257 coastal municipalities analyzed in the report saw an increase in average home values ​​in the last year. The increase exceeded 10% in 26 of them, mostly located in the Balearic Islands, the Canary Islands, Alicante, Malaga, Valencia, Castellón, and Almería. Price drops in the last year were minor (12 municipalities) and moderate (between -0.4% and -2.2%).
The municipalities on the Spanish coast with the highest average residential value (€/m2) are located on the island of Ibiza.

##### Vacation Home Prices on the Coast

The survey of Tinsa's technical network places the average price of vacation homes on the coast at €2,650/m2 during the first quarter of 2024. This price reflects a +3.9% year-over-year increase and represents a slowdown compared to the +6.3% growth recorded in the same period of 2023.

This growth in vacation homes is higher than the +3.3% nationally, but lower than the +5.7% for general coastal homes, which points to increased pressure on the primary residence market in a context of increasingly less differentiated residential products that allow for conversion to vacation homes, whether through purchase or rental.

The highest estimated prices for vacation homes are in the Balearic Islands, certain areas of Girona and Cádiz, and in Málaga and its surrounding areas, in line with high-income demand. At the lower end, with essentially national holiday demand, are Lugo, Pontevedra, and some areas of Almería and Murcia.

No corrections are expected in second-home prices; if they occur at all, they are estimated to be minor and not very significant.

Agricultural land in Spain 2023

- In 2023, the value of agricultural land will increase for most crops, despite adverse climatic and economic conditions.
- Increases in land values ​​are concentrated on farms with access to water and crops with potential for processing.
- The crops that have generated the highest returns in the last 5 years, according to Tinsa appraisals, have been dryland fruit crops (+3.4%) and irrigated herbaceous crops (+2.8%).
- Rising cereal prices due to the war in Ukraine, the recovery in demand for stone and pome fruits, and the increase in lemon cultivation compared to oranges are among the trends for 2023.
- The prolonged drought is driving the search for techniques that allow for efficient water use, and some farms are beginning to be converted from irrigated to dryland.

##### Performance of the agri-food sector in 2023

Drought and altered weather patterns have led to a reduction in production in 2023 in an agricultural sector that had already been penalized by marked inflation in production costs since 2021. However, in most cases, lower harvests have allowed higher production costs to be passed on to food prices. This has helped limit the impact of this situation on farm returns. Consequently, land prices have generally remained stable, with moderate increases for some crops, generally more pronounced in irrigated crops.

##### Herbaceous Crops

High food prices due to a poor harvest affected by prolonged drought and adverse weather conditions, coupled with a further increase in grain prices due to disruptions in international trade caused by armed conflicts in Europe, have increased the returns generated by arable crops in 2023.
However, the medium-term outlook shows that arable crops have been declining in some areas of Spain for several years due to their low profitability. There is a trend toward converting farms from dryland arable crops (wheat, barley, or oats) to other more profitable crops (generally woody crops, such as vines, olive groves, or fruit trees). This is also driving up land prices, and over the last five years, arable land has increased in value by +2.8% in the case of irrigated land and +1.7% in the case of dryland land.

##### Olive Grove

In 2023, olive production has been severely affected by early high temperatures that compromised fruit formation. However, for now, this is an isolated incident that has not affected land values.
The stability of olive oil consumption in Spain over the last decade guarantees a stable income and makes olive groves perceived by farmers as a "safe haven." Over the last five years, the value of land used for olive groves has grown by +1.2% in irrigated land and +0.2% in dry land.

##### Vineyard

The lower wine consumption since the pandemic has impacted the value of land used for vineyards in some areas, although overall it remains stable.
The volatility of production due to its sensitivity to climate, coupled with rising production costs that have not been fully passed on to final prices, is increasing pressure on crop yields and driving the vineyard sector toward a shift from dryland to irrigated land, using intensive and super-intensive methods.
The value of land used for vineyards has grown by +1.1% in irrigated land and +1.9% in dry land over the last five years.

##### Fruit Trees

Stone and pome fruit trees are showing signs of recovery after years of reduced sales due to a shift in consumer preferences toward other fruit varieties, such as tropical fruit. This recovery in demand, coupled with reduced production due to the impact of climate change and prolonged drought, has led to improvements in crop profitability over the last year.

Meanwhile, nuts are showing signs of moderation due to stagnant almond prices, although pistachio prices continue to drive growth.
Tropical fruit production is compromised by water scarcity.
Overall, the value of land used for fruit trees has increased by +3.4% in the last 5 years under dryland conditions and has remained stable (-0.6%) under irrigated conditions.

##### Citrus Fruits

Competition from imports, coupled with the impact of climate change and drought, which are reducing production, is exacerbating the lack of generational turnover and fostering a trend toward vertical integration of farms to optimize costs. This has led to a dynamic sale and purchase of citrus farms, driving their value upward.

The value of land used for citrus fruit has increased by 1.0% over the last 5 years.

##### Vegetables and Greenhouses

In general, these are highly optimized and export-oriented crops, which has reduced the impact of drought and asymmetric competition from imports on production.

Growing water restrictions in several areas due to the drought are driving the abandonment of this water-intensive crop and its conversion from horticultural farms to dryland cereals.

Thus, the value of land used for vegetable crops over the last 5 years has grown by 1.7% outdoors and by 1.1% in greenhouses.

##### Meadows, Pastures, and Grasslands

The overall value of pastures has decreased slightly in the last two years due to drought, which has reduced production, and the abandonment of land in some areas.

However, in several areas, the value has remained stable or increased slightly thanks to livestock activity. Rising prices for grain and feed have led livestock farmers to turn to pastures to supplement livestock feed and reduce costs.
